Except as provided below, all cancellations are subject to a fee of $2,000 (US Dollars), except that in the event the reservation is not confirmed due to a competing bid, in which case the full amount of the funds will be returned to the Customer. The deposit is refundable if the cancellation is made 120 days or more prior to the arrival date (less the $2,000 fee). Deposits for cancellations made less than 120 days prior to the arrival date are refunded only if and to the extent the Premises is subsequently rented for the cancelled dates, less a $4,000 fee and any deficiency in the subsequent rental rate (if any), which shall be retained by Owner. There are no cancellations during holidays including Christmas, New Years, Thanksgiving, and Easter. All holidays must be paid in full at time of booking.

This rate schedule is effective as of November 1st, 2009 and is subject to change without notice. All rates are subject to 16% Value Added Tax. The use of Villa Luna Mar is only available under a rental agreement. Villa Luna Mar does not offer accommodation or lodging services to the general public.
